1. Acceptance

These terms govern your use of titlexco.com and any tools, forms or portals on it. By using the site you agree to these terms and to our Privacy Policy. If you are using the site for a company, you confirm you can bind that company.

2. What this site is, and is not

The site describes the services Title X offers. Nothing on it is an offer, a quote, a commitment to insure, a commitment to close by any date, or a guarantee of turnaround time. Availability depends on the state, the transaction, licensing and underwriter approval. A binding obligation arises only from a signed engagement, an accepted order, an issued commitment or a policy, and those documents control over anything here. Turnaround times on the site, including six-hour commitment delivery, are averages on complete orders, not guarantees.

3. No legal, insurance or financial advice

Title X is not a law firm and does not practice law. Nothing here is legal or tax advice, or advice on which coverage or endorsements suit you. Using the site or submitting an order does not create an attorney-client relationship. Coverage descriptions are summaries; the terms, conditions and exclusions of the actual policy govern, subject to underwriting.

4. Accuracy

We work to keep the site current but do not warrant it. Content, including any calculators or estimates, is general information. Do not rely on it for a transaction decision without confirming with us in writing.

5. Orders and inquiries

You are responsible for the accuracy of what you submit and for having the right to submit information about others. An order is not binding until we confirm we have opened it, and we may decline any order. Do not submit Social Security numbers, account numbers or identity documents through website forms. We will provide a secure method once an order is open.

6. Fees

Fees are disclosed in advance through a quote, settlement statement, Closing Disclosure or engagement document. Additional charges may apply for expedited work, reprocessing or corrections.

7. Acceptable use and intellectual property

Do not use the site to break the law, misrepresent who you are, submit false information, scrape data, upload malicious code, test our systems, or access parts you are not authorized to use. The site and its content, including the Title X name and marks, are owned by Title X or its licensors. You may view and print pages for your own business use in a transaction; anything further needs our written permission.

8. Third-party links and tools

The site links to and embeds third-party services, including a chat and quoting tool provided by Qualia. We do not control them and are not responsible for their content, availability or practices. Their own terms apply.

9. Disclaimer and limitation of liability

The site is provided “as is” and “as available”. To the fullest extent permitted by law, Title X disclaims all warranties, express or implied, including merchantability, fitness for a particular purpose, non-infringement, and any warranty that the site will be uninterrupted, secure or error-free. To the fullest extent permitted by law, Title X and its members, officers, employees and agents are not liable for indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost data or business interruption, arising from your use of the site. Total liability arising from your use of the site will not exceed. Nothing in this section limits liability that cannot be limited by law, alters coverage under any policy we issue, which is governed solely by that policy, or limits any obligation under a signed engagement or commitment.

10. Indemnity, suspension, governing law, changes

You will indemnify Title X and its members, officers, employees and agents against any claim, loss, damage or expense, including reasonable legal fees, arising from your misuse of the site, your breach of these terms, or inaccurate information you provide. We may suspend or end access at any time, including where we suspect fraud or abuse. These terms are governed by the laws of the State of Michigan without regard to conflict of law rules, and any dispute will be brought exclusively in the state or federal courts in Oakland County, Michigan. We may update these terms; the date above shows when they last changed.
